Greater Greenville, SC Real Estate Market Update for May 2025

If you’ve been keeping an eye on the Greenville, SC real estate scene, buckle up—April brought some interesting shifts! New listings are finally picking up, with a 12.6% increase, giving buyers more to choose from (2,555 homes hit the market!). But while more homes are popping up, pending sales took a dip—down nearly 40%—which means buyers might be hitting the brakes or getting pickier. Inventory shot up 44% to 5,681 homes, and with a 43.3% increase in months supply (now at 4.3 months), we’re moving closer to a more balanced market. Meaning, it’s no longer the seller’s market it once was.

Prices, though? Still climbing—just not as fast. Greenville’s median sales price edged up 1.6% to $315,000. Homes are also taking a little longer to sell, with an average of 48 days on the market. On the national front, inventory continues to rise, hitting 1.33 million homes, which is nearly 20% more than last year. But even with all that new supply, prices aren’t really budging—nationally, the median price rose 2.7% to $403,700. So, if you're waiting for a major price drop, you might be in for a long haul. Bottom line: buyers have more options, sellers need sharper pricing, and the market’s starting to balance—but it’s still got a mind of its own.
