Lockbox Solution for Latch-Handle Doors

I confess. I have my favorite lockboxes and my least favorite lockboxes. Depending on where you practice real estate, you may have a subscription to an electronic lockbox service. If you do, then you also may have the ability to purchase the lockboxes yourself OR they may be supplied by your brokerage.

 

And even if you have an ample supply of those, there are times when a combination lockbox is a better option. I’ve inherited lockboxes from properties over the years but some that have been offered to me are easy to politely say “no thanks” in return. I’m not a fan of the ones where you dial the combination and then have to use your fingernail to push down the lever. For those of us not grace with strong nails, those are rough!

 

With so many properties now sporting level handles, most lockboxes are useless, as they can slip right off the handle. Doesn’t really matter if it’s an electronic lockbox that can’t be opened with a sledgehammer or a blowtorch, if someone can walk away with it, access to the property is in jeopardy.

 

 

Thankfully, a client informed me of a combination lockbox that Master Lock makes (and other companies may have their own version) that has an adjustable shackle. Once you open the lockbox to attach it to the handle, the shackle can tighten up on the handle, making it not able to be slipped off. Excellent solution!  Amazon carries them for about $39.99. Small price to pay for a good way to store a key.

 

If you’ve got a better source… or a better solution… please, do tell!

Good evening Monica,

I've missed your posts last month...glad to see one of yours pop up today! I agree, I don't like those combo boxes where you dial the combinations and then use your finger nail to press down to open..always break a nail on those! Ouch!! I usually always use the electronic Supra box as we get notification when an agent enters the house and their contact info and now able to get notification when they leave (if they answer the text that is sent to them).

Thanks, Dorie, and I've missed time to write! Ever since I was made VP of my local Board, it feels like my schedule has been crazy. I like the electronic lockboxes, too, but I've had times where I really need a combo on a house, so the one above has been a great solution.

Hello Monica - lockbox stories seem to be the ignitor of many stories for real estate professionals.  While I am no longer active, alternate locations beyond the front door can "work" well.  Some practitioners and even some buyers "see" those well-known devices in plain sight along with a for sale sign along with a MLS description and think such things are an invitation to show.

We do have to get creative at times with the lockbox locations. I've seen some lockboxes attached to hose bibs in the garden where I've had to walk through mulch to access them. Not good!

Good morning Monica. As a managing broker lockboxes were a blessing or a nightmare. Even in retirement I was contacted years later to release a lockbox by a Board of Realtors. It seems to never end. Enjoy your day.

I have not used that lockbox before, but I use one similar to that for vendor access.  For listings, I always use an electronic lockbox since I want to know who has been and out of the home.

Brian, my preference is an electronic lockbox for that same reason... an electronic fingerprint. My issue with some listings has been easier access for agents who do not pay to use the electronic system. Crazy to me that people choose to be a Realtor and then choose not to pay for all the tools that we need to do business.
