Even though I truly love selling dirt, vacant land, occasionally I do list and sell a home on dirt. This listing came from an encounter with a neighbor and a relationship that was established.
Open houses here in Kingman, AZ often do not attract a lot of visitors. Often those visitors are other real estate agents who wish to tour the property or just nibble on the goodies.
This past weekend I held my second open house in eight (8) years. And I did have one visitor about 20 minutes before closing the 2 hour open house.
My one and only visitor was identifying residential properties for this brother who lived out of town. We chatted extensively about our heritages, our recipes. our work experiences and our overview of the changing world. The visitor started the political discussion and thankfully we were on the same page.
Towards the end of the conversation, we took a quick tour of the property. The visitor especially like the backyard with its flagstone walkway, covered porch as well as the two closets in the Master bedroom.
Before he left, I asked him if he knew about the Mohave County’s Assessor’s Address Protection Program. His answer was “No.” So I presented him with a postcard explaining the basics of the program and the mentioned another “free” program available at the Mohave Recorder’s Department. The visitor was very appreciative and told me he was very concerned about all the deed fraud. He thanked me and shared he would go to the county this coming week.
Beyond our general conversations, this visitor who also lives in this subdivision shared how many people he knows as well as playing in a local band. I learned he is performing in the clubhouse of this community this forthcoming Friday and I will stop by.
I also learned he is attempting to buy a parcel of vacant land with a significant wash. After sending him a thank you letter, I will see if I can support him in this purchase.
Yes, an open house is a good experience to demonstrate one’s authenticity. My sense is often many real estate agents in this area of Mohave County, AZ are too focused on grabbing names, making sales pitches and fail to make authentic connections.
