My phone rings pretty regularly, although admittedly a lot of them are "Spectrum business aka scammers" and lead gen companies. But a fair number of my calls are legit inquiries.
This morning a call was from the Warren County Dog Warden.
My first thought was "What have the Chihuahuas gotten themselves into now?". After all, Bunny has been making noises about seeking "other funding alternatives" and eyeing the banks as we pass by. She's just had no luck with the lottery and she wants to make sure her veterinarian stays available to handle all her needs!
But turns out, it was nothing the Chihuahuas had done, but instead the Dog Warden was seeking the HOA management company contact for a certain subdivision. That subdivision is one of about 100 we've created IDX pages for, and we regularly get confirmation that these pages rank Page 1 and get found. Sometimes it's by lenders or title companies, but it's often by potential clients.
Most commonly it's a buyer.
Yesterday a buyer for a luxury community. While that community won't match his budget, it's a start.
Last week it was for a 55+ community and we showed two patio homes.
Before that, it was another buyer who wanted a specific subdivision.
And before that, other buyers, other neighborhoods, sometimes patio homes or condos, sometimes just a regular home.
And sometimes it's not a buyer, but a seller. The one common thread with the seller inquiries are they are out of state callers. Relatives tasked with helping someone sell a home (parents, siblings, etc.) will turn to the internet to find help, whereas my experience with local sellers is they often already know a dozen agents.
Not every call turns into a client.
I don't expect the Dog Warden to send me business, but I did provide him the HOA info he sought.
Bottom line, more subdivision pages providing relevant information increases your odds of being found by the people you want to find you. And along the way, you just might get a call from the county dog warden!
