Ask An Ambassador: The County Dog Warden Called

My phone rings pretty regularly, although admittedly a lot of them are "Spectrum business aka scammers" and lead gen companies.  But a fair number of my calls are legit inquiries.  

This morning a call was from the Warren County Dog Warden.

My first thought was "What have the Chihuahuas gotten themselves into now?".  After all, Bunny has been making noises about seeking "other funding alternatives" and eyeing the banks as we pass by.   She's just had no luck with the lottery and she wants to make sure her veterinarian stays available to handle all her needs!

But turns out, it was nothing the Chihuahuas had done, but instead the Dog Warden was seeking the HOA management company contact for a certain subdivision.  That subdivision is one of about 100 we've created IDX pages for, and we regularly get confirmation that these pages rank Page 1 and get found.  Sometimes it's by lenders or title companies, but it's often by potential clients.

Most commonly it's a buyer. 

Yesterday a buyer for a luxury community.  While that community won't match his budget, it's a start.

Last week it was for a 55+ community and we showed two patio homes. 

Before that, it was another buyer who wanted a specific subdivision.

And before that, other buyers, other neighborhoods, sometimes patio homes or condos, sometimes just a regular home.

And sometimes it's not a buyer, but a seller.   The one common thread with the seller inquiries are they are out of state callers.  Relatives tasked with helping someone sell a home (parents, siblings, etc.) will turn to the internet to find help, whereas my experience with local sellers is they often already know a dozen agents.

Not every call turns into a client.

I don't expect the Dog Warden to send me business, but I did provide him the HOA info he sought.

Bottom line, more subdivision pages providing relevant information increases your odds of being found by the people you want to find you.  And along the way, you just might get a call from the county dog warden!

Lately it's been more IDX than ActiveRain, but the bulk of my IDX pages were created using content originally posted on AR.  People still find both, it's just the evidence is now stronger from one than the other.

Hi Bill, 

I really got a chuckle out of your calm response to the Warden County Dog Warden, What have the chihuahuas gotten into now? 

What I found charming was that you didn't get rattled or angry, you just listened and was able to talk like a rational man to the Warden. That's so cool! And to think, he came to you for a resource because of an old post here on ActiveRain. I know I'm dating myself, but you're even MORE relevant today than the old Yellow Pages! 

I'm a believer, when you are consistent and helpful to other people, they respect you and always come back one way or another.

Patricia, I try as much as possible to approach my work with a sense of humor.  I've grown accustomed to being the Shell Answer Man for all types of real estate related stuff like who is the HOA manager?  I find the answer if I don't know and provide the info.  Maybe it turns into something later, maybe it doesn't, but it's all okay in the big picture of Life.

The Chis don't run loose, and we have a lot of distance to the neighbors, so not much reason for them to cause complaints :)

Liz and Bill Spear  Good call. I remember when my malamute, Ceaser, would get in trouble. I would get calls about him eating hot dogs on the golf course or following a lady to the diner. He was constantly darting out of the house. One time, he was caught in the water pipes of a trestle. I almost received a fine, but the township supervisor felt bad for me.  I did not do my homework when I rescued him from a shelter. -- to get back on track, you are right about writing these community pages, I would also get calls from appraisers whom I would always help, and even condo owners asking how to call maintenance to fix a problem.

They do!  Since we don't have a lot of repeat buyers since most are buying their LAST EVER home, we are reliant on the IDX pages to do their work.

Oh Liz and Bill Spear .... If I only had a dollar for all the calls I have gotten from people looking for the phone number to the condominium building! They are either looking for the Property Manager or they want the number for the concierge! I've learned a LONG time ago, and have most of my Midtown Condo buildings Concierge Phone numbers in my phone!  Yep! This stuff still works!

I even have some verbiage that we're NOT the HOA managers (but typically I do provide the name of the HOA management company on the page), but we still get the calls like we ARE the HOA.  We look up the info and provide it, and if it has changed I'll update the page to reflect the current HOA manager.

Sellers I've gotten from blogging have almost entirely either been buyers who needed me for patio home/condo buying, and then had me help sell their existing home, or out of staters needing help.
