Hey, it’s Chris Dunham — The Real Estate Guy™ — and I want to give you a quick, boots-on-the-ground update on what’s really happening in the market across Maricopa and Pinal counties as we roll through May 2025.
Back in April, the median sale price in Maricopa County was sitting at $542,000, while Pinal County held steady around $380,000. Inventory was rising, price adjustments were happening, and opportunity was everywhere. As of today, May 22, those trends have continued, but the pace is shifting.
We’ve now got 26,114 homes for sale across both counties. 7,208 properties have closed in May alone — that’s an 11% jump in closings from last month. We also have 8,837 homes under contract, and inventory has dropped to 3.61 months, down from nearly five months in January. Translation: the market is moving, and I’ve been right in the thick of it.
Here’s where experience matters.
