Whether that question is coming from a prospective buyer, or an owner in the community curious to know if homes are selling....it's certainly the question I'm asked the most.

It's surprising how many people assume that the market is slow.

The short answer as to how is the market or what's happing with home sales is that the real estate market in Three Sixty is pretty much on fire.   More listings than not don't last more than a week on the market.    4 of the most recent listings all went into escrow after only a few days on the market.  They recevied offers after just the first weekend open houses.

That's not the case for every home unfortunattely.....

That said there are also a few homes that have sat on the market for quite a while which is an interesting contradiction to the "hot" market indicators. Why are some homes selling quickly and some not?  There are all sorts of reasons but in our opinion, much comes down to maximizing the interest level when a home is brand new to the market.  If you lose that momentum....it may take a while. That means pricing well, preparing for the market and presenting in the very best light.  Homes that hit the market overpriced tend to linger...even after price reductions.  Homes that are tough to show or don't show well also tend to sit.  See below the current active and pending sales (as of 5/22).

Every market is different.  We are seeing homes be on the market 50+ days. In 2020 we were selling in 1-2 hours.  I keep reminding sellers, that market is closed and the new one has its own rules.  Have a safe holiday weekend.
