Market Trends For Home Prices, Sales, Inventory, Days on Market In April
In April 2025, average sale price in Mint Hill was $543,230, down 9.63% from March, but 3.43% higher than April 2024. March’s average sale price was the highest seen in three years, so a dip was to be expected. The median sale price was $525,000, down 5.7% from March but up 9.26% from April 2024. These were the highest April median and average sale price in three years. The month-over-month declines likely reflects a shift in the mix of homes sold rather than falling values.
Average days on market rose to 37, up from 28 in March. Compared with last April, homes took six days longer to sell, but 20 days fewer than in April 2023.
Inventory increased a third consecutive month, reaching 149 homes, up 11.19% from March and 40.57% higher than April 2024. The months supply of inventory rose slightly to 4.52, keeping the market balanced between home buyers and sellers. New listings dipped slightly to 50 from 52 in March but were up 47.06% from April 2024.
Home sales rose to 33, a 10% increase from March, but were down from 37 in April 2024 and from 43 in April 2023.
The list-to-sale price ratio rose to 98.8% from 97.9% in March and matched April 2024, providing buyers had limited room to negotiate.
