New Ways to List Your Home: What Sellers Should Know

The way people sell homes is changing. For many years, most homes were listed on something called the Multiple Listing Service (MLS), which helps lots of real estate agents see and share homes for sale. But today, sellers have more choices than ever before.
Here are a few new options you might want to know about:
1. Office Exclusive Listing
This is when a seller chooses not to have their home shown to the public or listed on the MLS. Instead, the home is only shared with agents inside one real estate office. It’s still reported to the MLS, but it’s not shared with other agents or websites.
2. Delayed Marketing
This is when the seller wants to wait before showing their home to the public. It’s reported to the MLS, but the home isn’t shared on public websites right away. The real estate agent can still market it privately, the way the seller prefers.
3. Exempt Listing Disclosure
If a seller chooses either of the above options, their real estate agent must get a signed form from them. This form says:
The seller knows what they’re agreeing to.
The seller understands they are giving up the chance to have their home seen by lots of people right away.
The seller is okay with not having their home on public websites or the MLS right now.
These options are only used for types of listings that must be shared with the MLS, based on local rules.
