Good morning, Brian.... what I'm seeing is buyers coming and going. The minute rates drop a tad, they're out looking. When those rates increase again, they disappear.

Good morning Brian. Since mortgage rates are in the same range they were in the early 1970's but home cost seven to eight times more, buyers concerned about the mortgage rate are on the wrong track. Inflation and appreciation are never going to be within their control. Income is only a bit in their control. So buyers should focus on what they qualify for, compromise on the home of their dreams, and jump on the ownership train. They can change trains at the next station as they benefit from that which they cannot control. Enjoy your day.

It sounds like your area is like ours, currently bucking the national trend of being a Buyers market Brian England .

I think the FED finally has its back against the wall. They tried to undermine the current administration as long as they can (I think). Rate cuts (and then likely 10 year T-bills) are likely to come down in the 2nd half of the year. This could bring buyers out in droves. 

Brian it is good to see more Buyers, BUT we need more inventory to take care of the Buyers.

Better late than never to tell you I agree it's a great time to list your home because buyers are out there ready to purchase!  When ever you need to see is the time to sell but now seems like a great time!
