Market Trends For Home Prices, Sales, Inventory, Days on Market In April
The average home sale price in April 2025 was $595,650, a decrease of 10.82% from $667,937 in March. Compared with April 2024, the average sale price was 18.8% lower than $733,517. In April 2025, homes sold in Cornelius ranged in price from just under $600,000 to just under $1.4 million. A shift in the price mix of homes sold likely explains the month-over-month and year-over-year decline in average prices, rather than a decrease in actual home values.
The median home sale price in April 2025 was $547,000, up 1.98% from $536,375 in March. Compared with April 2024, the median price rose 7.25% from $510,000. The April 2025 median was the highest when compared with the same month in 2024 and 2023.
The price per square foot in April 2025 was $303, up 7.07% from $283 in March. Compared with April 2024, this figure was 6.19% lower than $323.
The average days on market in April 2025 were 40, down from 50 in March. Compared with April 2024, days on market were unchanged.
There were 260 properties for sale in April 2025, an increase of 3.59% from 251 in March. Compared with April 2024, inventory was up 27.45% from 204, and higher than April 2023, which had 213 properties. April 2025 marked the highest inventory level in Cornelius in three years.
Although inventory and new listings increased in April 2025, the months supply of inventory remained flat at 4.48 months compared with March, keeping Cornelius in a balanced market position in the month of April.
Following a peak in March 2025, the number of new listings fell 29.79% to 66 in April. Compared with April 2024, new listings were down 1.49% from 67.
Sales remained steady month-over-month, with 55 homes sold in both April and March 2025. Compared with April 2024, sales were up 20.83% from 48, and also higher by three properties compared with April 2023.
The list to sale price ratio in April 2025 was 98.66%, a slight improvement from 98.13% in March and equal to the ratio in April one year ago.
