Month of May 2025 – 46 units sold was a respectable volume but still 4.2% behind las year’s 48 units closed. Average Sale Price fell 7.4% to $418k vs $451.4k one year ago. Median Sale Price also fell 4.8% from $414.5k to $395k. However, looking at Price /Square Foot, things seemed a bit more stable. Average Price per Foot was $222.1 slightly better than prior year. Median Sale Price per foot increased to 2.7% to $221.9 compared to $216.1 this time last year. See attached page two for detailed tracking of $/ft. Other encouraging news is that days on market shrank to 57 days vs 64 last year, an 11% decrease. Looking ahead to June 2025, there are 42 homes currently contingent or under contract/pending. We will fall short of last June’s total of 43.
May YTD 2025 – As goes the month, so goes the year. Unit sales of 170 vs 195 are a 13% decline year to year. Average Sale Price and Median Sale Price are both down 4.7% and 6.6% respectively to $418.0k and $386.5K. Days On Market has improved from 71 to 60, a 15% decrease. Once again the price per square foot seems more stable that sale prices indicate. See attached sheet for detail. Inventory remains high at 176 properties listed as Active in the MLS, resulting in a 5.2 month’s supply at the current average consumption rate.
