Residential Real Estate for Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 54 homes, compared to the 54 active listings at the beginning of last month. Fifty are pre-owned and 4 are new construction at Addison Grove and The Reserve. Currently for sale, there are:

  • 20 single family homes (ranging in price from $369,900 to $4,750,000)
  • 14 condos ($175,000 to $565,000)Condo kitchen in Addison
  • 20 townhomes ($380,000 to $830,000)

Thirty eight of the 54 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 56 days, as compared to 49 last month. The median number of days on the market is 46 days, compared to last month's 42 days.  Homes are taking longer to sell.

The average number of days on market for these pending homes is 82 days, with a range of 1 to 176 days. Last month, DOM was 20 days, with a range of 3 to 47.

 

 Sales

There were 7 closings this month and 13 previous month. The average list price to sold price ratio is 98.9%, compared to the 97.8% last month. Three sold at asking price, none above ask.

Pre-owned homes: The median number of days on the market for the pre-owned homes that sold was 28 days, while the previous month the median was 39 days. The average number of days on the market was 27 days. The range in May for the previously owned home was 3 days to 61 days. The average price per square foot of all previously owned homes sold is $262.11, down from last month's $276.57.

New construction homes: xx newly built townhome at Addison Grove closed. It was on the market for xx days and sold for $xx for a 2 bed, 2 ½ bath townhome.
