Photos Lie: The One Time a Listing Photo Fooled Me

We’ve all heard the phrase “don’t judge a book by its cover,” but let’s be honest—when it comes to real estate, we all judge a home by its listing photos.

And sometimes… the photos lie.

I remember pulling up to a listing that looked stunning online. The lawn in the pictures was a lush green carpet. The sky had that perfect golden-hour glow. The rooms were spotless, bright, and full of promise. My buyers were excited. I was excited.

Then we pulled into the driveway.

Let’s say… the photographer had been generous. The “lush” lawn was mostly weeds, the shutters were hanging a little crooked, and that gorgeous lighting? Added in post-production. Inside wasn’t much better. Same furniture, different reality. Dark corners, strong smells, and no sparkle we’d hoped for.

Were the photos inaccurate? Technically, no. But they painted a picture that reality couldn’t quite live up to.


Why This Matters

Listing photos are a powerful tool—they can make or break a showing. But they’re not the full story. And as agents, we’ve all had that awkward moment when we realize:
📸 This is not what we expected.

On the flip side, I’ve had listings that didn’t photograph well but were charming in person. Real buyers felt the layout, the natural light, the vibe—that intangible something that no photo can truly capture.

That’s why I always remind buyers:
Photos are an invitation, not a promise.
They get you in the door, but the experience inside the door is what matters.

Gwen Fowler SC Lakes & Mountains 864-710-4518 - when I got started in the business, it was a seller's market 21 years ago. The MLS photos were few and beautiful. But pictures they lied. Then during our last and most recent Seller's Market, many listing agents did not have to do so much and boy I noticed a lot of agents who fooled buyers. The market was so hot, buyers were willing to buy, sight unseen and offer over list price! When that happened, and I couldn't persuade the buyers to see before buying and don't skip on the inspection, I did the next best thing. I went and previewed and took pictures and documented details, such as house backs up to a warehouse, railroad tracks, busy intersection, etc. My buyers really appreciated what I did, and they listened!

I saw several bought by video and then sold again with in a couple of months.  Thanks for the comment, nothing is like being there and seeing what is to be seen.  I tell people, my camera can see the northern lights, but my eye can't.  I use that as my warning.  Have a great day.

Hi Gwen- the camera usually doesn't lie but they are sometimes "enhanced."  I love what you said..."photos are an invitation, not a promise."

Hello Gwen - generally, those who practice real estate are honest in their presentation of properties for sale.  But it's easy to see how that perception can disappear when incidents as you describe show a different reality.  Sometimes seeing is believing but even then, a career in this industry can allow more than a few examples to make the point in your post.

Good morning Gwen. In early 2024 the wife and I were looking for a home. Our agent was experienced and knew many of the listing agents on properties we viewed. She called us with a new listing and said it would go fast. We saw the photos and agreed. When we got to the front door I told my wife that it was going to be a big disappointment. The photos were a deception professionally done. 

The home that was a "go fast" wss still available 6 months after we closed on the property we purchased. And our agent no longer does business with the listing agent.

How did I miss this post of yours?? I love the topic and so glad Kathy Streib featured it in her Sunday Series. Photos now are a whole different animal because of all the enhancements that can be done. I think we all have to keep in mind what you said," photos are an invitation, not a promise."

That's a great way to put it that photos are an invitation, not a promise. I always tell my clients we want photos that say "come see me."

I remember showing what appeared to be a well maintained single wide manufactured home and the photos made the rooms look much larger. The potential buyer was very disappointed. However, she did find a home with my help.
