1️⃣ Mid-Year Reality Check (Market Pulse)

  • Inventory remains tight in most categories, especially for vacant land.

  • Buyer fatigue is creeping in, but serious buyers remain hungry for the right parcels.

  • Interest rates may soften slightly in Q3/Q4 — which could bring another small wave of buyers.

  • Many sellers are still in "wait and see" mode.

👉 Aggressive seller prospecting — it's time to start shaking more land loose.
👉 More off-market work — contact past owners, developers who paused projects, estate attorneys, surveyors, etc.
👉 Position yourself as "The land agent who creates inventory."


2️⃣ Build Your Fall Pipeline Now

  • Deals you're sourcing now are closing late summer or fall.

  • Start aggressively planting seeds for September/October closings.

  • Land buyers often have longer due diligence — get them started now.

  • "If you're thinking about selling before year-end, now is the time."

  • Highlight 2024 capital gains opportunities.

  • Play up still-strong pricing on prime land.

  • Some sellers still don't realize how valuable land is right now.

  • Many think “the market has cooled” because they read headlines about residential sales.

Hello Thomas - it may be natural for some to think that strategies need to be changed dramatically as the calendar moves forward.  Refining what has worked can also be helpful.  Such attitude shifts can provide a different perspective.   Continued success in 2025 and ongoing.

Yes but for I have heard their strategy does not seem to work in an almost but not quite buyers market.
