After being a professional real estate agent for now over 8 years, though I have five decades of sales experience, I was once again reminded of the results of going the extra mile.
Last week I received a residential listing referral from a real estate agent in Maricopa County and I indicated that I would need to drive by the property before considering accepting this residential property referral. Within 3 days, I drove by the residential property, crafted a competitive market analysis and visited with the property owner.
What I learned from that residential listing appointment was before I could list this home, I had to undertake some due diligence. For me this was a conversation with my broker and a visit to Mohave County Sheriff’s department.
The referring agent called me back and I shared what actions I had taken. His comment was “you really went the extra mile” for this seller. If the issues are addressed with this seller, then I believe I will earn this listing.
This last month has delivered me a several additional vacant land listing referrals. For each referral I did my “due diligence” which included visiting several vacant land parcels to determine physical access. Often Mohave County will plot in right of ways, but often there is not an actual physical road access.
Over my tenure in this Mohave County market, my standard of practice is to first research the real property. If I believe there is road access, I will physically travel to each vacant land parcel or residential property.
Too often, I see on our MLS vacant land listing properties that the directions to the vacant land are not accessible. These agents have not physically visited the property as evidence by only posting the parcel maps and no on the ground photos.
Yes, going the extra mile does take time. I look currently at time as an investment not a cost. Also, for two of these sales referrals, they appreciated the results of my efforts given three of the vacant land parcels were landlocked. Unfortunately, many small investors in the past have been taken advantage of by sellers and even some real estate agents. The fall back answer is the buyer(s) must undertake, her, his or their due diligence.
Buyer beware comes to mind.
For those who wish to list here in Golden Valley, Kingman, Dolan Springs, White Hills, Yucca and Bullhead City, basically the west side of Mohave County, working with a professional real estate agent such as myself who has the expertise makes common sense.
P.S. I also go the extra mile for buyers as well.
