When I did a new septic system for a new construction home we built for a client it cost about 8k in 2021. They now run from 12k to 25k depending on what the city or county requires. Pumping the system every few years and maintaining it in between is key!

Absolutely Jeffrey! Septic systems get increasingly expensive if they are not maintained properly and many buyers looking to move from an area where they have previously been on a city sewer sytem need to be educated on the process and what they can do to avoid those costly repairs!

In Virginia, we have alternative systems and I've found that mountain terrain is often too rocky for conventional systems. In your experience, is that comparable to your area? I'm just curious.

Very good facts, but septic system mainteance is determined by the soil.  Our red clay soil just perks the moisture out and away.  If you rember not to put anything in the system that was not digested ot digestable, then you will have a system for years.  Peach pits, cigar butts and other noneatable things are the plumbers friends.

Red clay can definitely have a different impact compared to the more porous soils we often find in the Colorado mountains. And yes, being mindful of what goes into the system is so important—“only flush what you digest” is a golden rule I always share with buyers new to septic living! This is very good information!  I have never had to deal with a septic system myself and when my clients are having to deal with them, I leave it up to the experts, haha.
