Charlotte’s Ballantyne Housing Market: Key Insights For May 2025

Prices, Sales, Inventory, Days on Market Trends

 

In May 2025, the median home sale price in Ballantyne was $655,000, increasing from $571,150 the previous month, but decreasing 5.35% from $692,000 in May 2024. The average sale price for the month reached $783,896, reflecting a 23.88% rise from April’s $632,796, though still 3.11% lower than the $809,035 recorded in May 2024. These price shifts are largely influenced by the price mix of homes sold both month over month and year over year. We are not seeing any significant appreciation or depreciation in home values in Ballantyne.

The list-to-sale price ratio in May 2025 was 99.06%, down from 100.06% the month before and 102.31% in May 2024. Despite this decline, buyers in Ballantyne still found limited room to negotiate prices. Homes in the area continued to sell quickly, with the average days on market in May 2025 at just 19 days, down from 26 in April. The May days on market also matched the average from May 2023.

Sales increased for the fourth consecutive month, with 87 properties sold in May 2025—up from 80 in April. While this number was slightly below the 95 properties sold in May 2024, it equaled the total from May 2023. Inventory rose for the fifth month in a row, reaching 394 properties in May 2025, an 8.84% increase from 362 in April. This figure was also 36.33% higher than the 289 properties available in May 2024. However, the months supply of inventory dipped slightly from 4.69 months in April to 4.06 in May, maintaining a balanced market for both buyers and sellers.

 

New listings followed a similar upward trend, with 153 properties listed in May 2025. This was a 22.4% increase from April’s 137 listings and an 11.68% rise compared with May 2024, which also had 137 listings.
