One of the most common questions I’m asked is:
“What should I consider when deciding which 55+ community is right for me?”
Below are the top five questions I always recommend clients consider before touring homes for sale in an active adult community.
1. What’s My Budget?
This goes beyond simply saying "$500K–$750K" or “under $400K.” You’ll want to think through:
Are you purchasing with cash or financing?

Your down payment amount
What monthly payment you're comfortable with
What are the HOA fees? Most 55+ communities in Arizona have monthly, quarterly, or annual dues, ranging anywhere from $50 to $500+ per month

Property insurance
HOA dues
Utilities
2. What Amenities Matter Most to You?
Make a list of features that are important to your lifestyle, such as:

Think about what kind of maintenance and layout best suits your needs:

Single-story condo with no exterior maintenance
Townhouse or patio home with minimal outdoor upkeep
Private pool, no pool, or access to a community pool

Ask yourself:
How important is proximity to airports, hospitals, or family?

Minimum lease terms (e.g., 30 days or 6 months)
How many tenants you can have in a calendar year
Age restrictions for renters
Ask yourself:
Will I be living here part of the year and renting it the rest?
Am I planning to rent it out now and move in later?
Will it bother me if neighbors rent their properties?
