How to Choose the Right 55+ Community in Arizona

I’m incredibly fortunate to be recognized as a top Arizona Realtor for several of the most popular 55+ communities in the state. As a result, I often get questions from clients, friends, and family about how to choose the best fit for their lifestyle.

One of the most common questions I’m asked is:
“What should I consider when deciding which 55+ community is right for me?”

Below are the top five questions I always recommend clients consider before touring homes for sale in an active adult community.


1. What’s My Budget?

This goes beyond simply saying "$500K–$750K" or “under $400K.” You’ll want to think through:

  • Are you purchasing with cash or financing?

  • If using a mortgage, speak with a trusted lender to determine:

    • Your down payment amount

    • What monthly payment you're comfortable with

  • What are the HOA fees? Most 55+ communities in Arizona have monthly, quarterly, or annual dues, ranging anywhere from $50 to $500+ per month

  • What’s your total monthly housing budget, including:

    • Mortgage

    • Property insurance

    • HOA dues

    • Utilities


2. What Amenities Matter Most to You?

Make a list of features that are important to your lifestyle, such as:

  • 🏊 Community Pool

  • 🏋️ Community Gym

  • 🏓 Pickleball Courts & Clubs

  • 🎨 Activities & Events (crafts, movie nights, water aerobics, quilting, etc.)

3. What Style of Home Do You Prefer?

Think about what kind of maintenance and layout best suits your needs:

  • Single-family home with a yard

  • Single-story condo with no exterior maintenance

  • Townhouse or patio home with minimal outdoor upkeep

  • Private pool, no pool, or access to a community pool

Rental restrictions are very common in 55+ communities. Community CC&Rs may dictate:

  • Minimum lease terms (e.g., 30 days or 6 months)

  • How many tenants you can have in a calendar year

  • Age restrictions for renters

Ask yourself:

  • Will I be living here part of the year and renting it the rest?

  • Am I planning to rent it out now and move in later?

  • Will it bother me if neighbors rent their properties?

  • Does the percentage of neighbors that live in the community year round vs snowbird matter to me?

As you can see, there are many factors to weigh when selecting a 55+ community in Arizona. From budget and amenities to home style and rental rules, understanding your priorities will help you narrow down the best options for your lifestyle.
