Earlier this week, New Orleans CityBusiness published an article that really captured what we do at Home Buyer Louisiana—and why we do it.
Most people assume real estate investors are only interested in fast flips or cookie-cutter deals. But in reality, our most meaningful work happens when a property is completely stuck: blighted, legally complicated, emotionally messy, and seemingly unsolvable.
That’s our niche. That’s where we thrive.
🔍 The Problem: Title Issues, Successions & Stalled Sales
New Orleans is a city full of beautiful homes—and deeply complicated property histories. Many houses were passed down over generations without clear title transfers. When heirs pass away without succession, properties get locked in legal limbo. Often, they sit vacant for years.
Some examples we’ve encountered:
A home with five heirs—one of whom had been missing since Katrina.
A property tied up in a succession involving an incarcerated heir.
Homes with 20+ heirs due to multiple generations of informal inheritance.
These properties often can’t be sold… unless someone is willing to step in and do the work.
🤝 The Solution: Collaborative Problem Solving
At Home Buyer Louisiana, we contract the property before the legal work is done, then work with local attorneys and title companies to complete the succession or fix the title. We cover the legal costs upfront and deduct them from proceeds at closing—removing the burden from the sellers and speeding up the process.
In the words of attorney Olivia Byers (quoted in the article):
“It’s expensive to fix titles, so we have worked with investors to pay upfront for those costs, and then the money can be taken out of closing. This helps the process because money always seems to be a major obstacle.”
This model has worked well across Greater New Orleans, and recently we’ve expanded into Baton Rouge, Lafayette, and the Mississippi Gulf Coast.
💡 Why This Matters to the Industry
Whether you’re a:
Real estate agent trying to list a property stuck in probate,
Investor who doesn’t want to take on legal risk,
Property manager dealing with deteriorating rentals, or
Attorney or title rep working through tangled chains of ownership…
...you know that these aren’t easy deals. But when they’re solved, they create real value—both financial and community-wide.
As I said in the article:
Even one house—if blighted and abandoned—can drag down an entire street. When we fix it, the change is visible and community momentum returns.”
