The average sale price in Matthews for May 2025 was $608,285, reflecting a 5.53% increase from $576,395 in April. Compared with May 2024, the average price dropped by 15.4% from $718,874. With sale prices varying widely from the $200,000s to the millions, this year-over-year decrease likely reflects a shift in the price mix of homes sold rather than a decline in local property values.
The median home sale price in May 2025 reached $525,000, marking an 8.25% rise from $485,000 in April. Compared with the median price of $555,000 in May 2024, this represents a 5.41% decrease. Again, given the broad price range of homes sold, this drop is more likely due to the price mix of homes that changed hands rather than a true drop in home values.
Homes in Matthews spent an average of 31 days on the market in May 2025, an increase of three days from April. Year-over-year, homes took nine days longer to sell compared to May 2024, and 14 days longer than in May 2023.
There were 179 properties for sale in May 2025, up by eight from the previous month. This marked a 23.45% increase from May 2024, when there were 145 properties, as well as a significant rise from May 2023, which saw 123 properties.
The months supply of inventory in May 2025 rose to 3.81 months from 2.8 months in April, nonetheless keeping Matthews a home seller's market. Year-to-date in 2025, the months supply of inventory has been 4.22 months.
New listings increased to 70 in May 2025, a 12.9% rise from April's 62 listings. Compared with May 2024, when there were 80 new listings, May 2025 saw a 12.5% decrease.
Closed sales dropped to 47 in May 2025, down 21.67% from 60 in April. Sales were also slightly lower than the 49 homes sold in May 2024 and 63 homes sold in May 2023.
The list to sale price ratio in May 2025 edged up to 100.2% from 99.39% in April but was down from 101.34% in May 2024. Buyers saw virtually no room to negotiate on price.
