1. Buyers Have More Negotiating Power
After years of a seller-dominated market, the balance is starting to shift. Today, we are seeing a shift in supply of and demand for homes â a reversal from the frenzied days of 2021 through 2023, when demand far outpaced supply. Back then, the market was marked by bidding wars, waived contingencies, and rapid price increases. Today we are seeing way fewer bidding wars, sellers agreeing to contingencies, and a much lower rate of appreciation in home prices.

Now, with the tables beginning to turn, buyers are regaining some leverage. Sellers may be more open to negotiating on price, covering closing costs, or handling repairs. This more balanced dynamic reflects a healthier, more sustainable housing market â and creates real opportunity for those ready to buy.
2. There Are More Homes to Choose From
An increase in housing inventory means more options for home buyers. Whether youâre looking for a starter home, something turnkey, or a fixer-upper, thereâs a higher chance your ideal property is already on the market â or will be soon. In the past seven days, the Greater Charlotte Region saw 1,076 new listings come on the market.
3. You May Find More Flexibility On Price
Homes arenât selling at the lightning-fast pace we saw a few years ago. As a result, some sellers are adjusting their prices to attract buyers and move their listings more quickly.Â

In fact, according to Realtor.com, nationally 19.1% of listings had a price reduction in May â the fifth consecutive month of increasing price cuts. In the Greater Charlotte Region we saw 1,329 price reductions in just the past seven days. This trend, however, isnât a sign of a crash. Rather, it reflects sellers coming to terms with a changing market, especially those who initially listed too high.

While most sellers are still pricing realistically, todayâs conditions may give you a better shot at negotiating â especially if a home has been sitting for a while or was overpriced to begin with.
