Good morning Laura. Sellers should understand that the listing price is considered an invitation to bid and buyers are inclined to do just that. And, under the theory that time is money, any delays in a sale create a liability on real return. Nice list of don'ts. Enjoy your day.

If the agent has done their job right, the listing price should be fair market, but the seller's thinking they shouldn't have to budge is definitely not going to sell the house.

Time spent on market sends a signal also and that will be a detriment.
