In May 2025, new listings in Indian Land rose to 123, marking a 20.59% increase from 102 in April. This figure also represented a 21.78% rise compared with May 2024, which had 101 new listings. When compared with May 2023, which saw only 68 new listings, the increase was even more significant.

 

Housing inventory in Indian Land also experienced an uptick, growing 12.33% month-over-month to 337 properties for sale, up from 300 in April. Compared with May 2024, inventory rose 53.18% from 220 properties. Inventory was also up from 179 properties in May 2023, reaching the highest level seen in Indian Land over the past three years.

 

Despite the rise in inventory, Indian Land remained a balanced market in May 2025 with a months supply of inventory of 4.68 months.

 

The average home sale price in May 2025 was $630,609, an increase of 15.33% from $546,787 in April and 6.86% higher than the $590,129 average in May 2024. The median sale price was $617,000 in May, up 24.77% from $494,500 in April and 12.18% higher than $550,000 in May 2024. Both average and median prices reached their highest points since January 2023. These gains can be largely attributed to the price mix of sold homes versus previous periods and an increase in new construction inventory.

 

The price per square foot for homes in May 2025 was $222, a 4.31% decline from $232 in April. On a year-over-year basis, the price per square foot remained unchanged from May 2025.

 

The list-to-sale price ratio held steady at 99.1% in May 2025, unchanged from the previous month but down from 100.58% in May 2024. Despite the dip, buyers  had little room to negotiate on price.

 

Days on market decreased to 42 days in May 2025, down from 47 days in April. Days on market have seen a relatively stable trend with 47 days in February, 46 in March, 47 in April, and now 42 days in May. However, the May 2025 figure was still 23 days higher than May 2024, which had just 19 days on market.

 

The number of properties sold declined in May 2025. There were 72 sales, a 7.69% drop from 78 in April. Compared with May 2024, sales were down 6.49% from 77.
