Prices, Sales, Inventory, Days on Market Trends
In May 2025, Fort Mill home sales rose a third consecutive month, jumping 22.73% to 189 from 154 in April. Compared with May 2024, sales were up 35%. Sales were at their highest level in three years. New listings increased a fifth consecutive month, rising 14.47% from April and 48.81% year-over-year reaching 261—higher than May 2023 as well. Inventory climbed for the sixth month in a row, up 11.26% from April to 573--the highest level in three years.
Despite the rise in listings and inventory, months supply of inventory declined to 3.03 from 3.35, keeping Fort Mill a home seller's market. Average days on market declined to 37 days, but were 12 days longer than one year ago.
The May 2025 list-to-sale price ratio remained flat at 99.42% both month-over-month and year-over-year, leaving little room for buyer negotiation.
The average sale price in May was $595,234, up 3.5% from April and up 5.9% from May 2024. The median sale price increased 7.57% month-over-month to $496,8900 and increased 9.08% from May 2024. Both median and average sale prices were the highest for any May in the past three years. Price per square foot was $227, down 2.16% from the prior month and down 6.97% year-over-year.
