Prices, Sales, Inventory, Days on Market Trends
In May 2025, the number of properties for sale in Tega Cay declined by 9.35%, falling from 107 in April to 97. When compared with May 2024, inventory was 29.33% higher than the 75 properties available one year ago. Inventory levels were also higher than in May 2023, when 78 homes were listed for sale.
The months supply of inventory in Tega Cay decreased to 4.62 months in May 2025 from 5.25 months in April, keeping Tega Cay a balanced market between home buyers and sellers.
New listings in Tega Cay dropped 25.93% from the previous month, falling to 20 from 27. When compared with May 2024, new listings were down by 12, and they were also lower by 11 compared with May 2023.
Home sales in Tega Cay rose slightly to 21 in May 2025, a 5% increase from 20 sales in April. However, sales were 25% lower than the 28 recorded in May 2024 and also lower compared with May 2023, which saw 29 sales.
The average days on market decreased for a second consecutive month, dropping 5.66% from 53 days in April to 50 days in May. Compared with the previous year, homes stayed on the market 18 days longer than in May 2024 and 20 days longer than in May 2023.
Home sale prices in Tega Cay experienced notable gains. The average sale price in May 2025 rose 16.04% to $671,852 from $578,980 in April. Compared with May 2024, the average price was 33.32% higher than the $503,945 recorded one year earlier. This marked the highest average sale price for the month over the past three years.
The median sale price also climbed significantly, increasing 20.65% from $460,000 in April to $555,000 in May 2025. Year-over-year, the median price rose 46.44% from $379,000, representing the highest median sale price for May over the last three years.
Price per square foot reached $274 in May 2025, an increase of 11.84% from $245 in April. Compared with May 2024, this was 17.6% higher than the $233 recorded a year ago.
Lastly, the list to sale price ratio in May 2025 improved to 98.95%, up from 97.61% both one month and one year earlier.
