Getting Your Home Market-Ready? Avoid These Decorating Mistakes – St. Augustine Edition 🏡🌴

Selling your home in our beautiful corner of Florida? Before you throw that “For Sale” sign in the yard, let’s talk staging. A few small tweaks can make a huge difference in how buyers feel when they walk through the door. I recently came across a fab list of decorating slip-ups by Lauren at Bless’er House, and I couldn’t help but add a little St. Augustine spin to her wisdom.

Here are 15 simple, smart decorating tips (and what to avoid!) before your home hits the market:

🎨 1. Not Testing Paint Colors First

Florida’s natural light is strong and ever-changing. Always sample paint on foam boards and tape them to your walls. Watch how the color changes from bright morning light to golden hour glow. You want something that feels warm and inviting all day long.

🧸 2. Too Many Small Accessories

Think: breezy and beachy, not cluttered. A few well-placed items on a console table are perfect. Keep it light and easy—like our coastal lifestyle.

🌿 3. No Greenery

Plants (yes, even faux!) bring life to a room. Add a potted palm or a soft fern—just enough to say, “Welcome to paradise.”

📸 4. Picture Frame Overload

Buyers want to imagine their family living here. One or two frames is fine, but don’t cover every surface. If you’ve got lots of family pics, consider a tidy gallery wall instead.

🔌 5. Visible Cords = Distraction

Nothing kills a vibe like tangled TV cords. Hide them with inexpensive cord covers (painted to match the wall) and keep things tidy.

🛋️ 6. Decorating Around Furniture You Dislike

If you’ve been holding onto a bulky sofa that’s not doing your space any favors—let it go. Facebook Marketplace or local consignment shops in St. Augustine are great for budget-friendly replacements.

🧹 7. Skipping the Declutter

Before you redecorate, declutter like you mean it. Think of it as prepping your home for a St. Augustine magazine shoot—clean, clear, and coastal-chic.

🪑 8. Too Much Furniture

Leave space for buyers to move around easily. Open layouts feel more relaxed—just like our laid-back Florida lifestyle.

🧺 9. Undersized Rugs

That 4x6 rug might look cute in the store, but if your chairs hang off the edge? Nope. Size up for a grounded, cohesive look.

🧵 10. Mixing Too Many Patterns

Keep it to three: maybe a vintage-inspired rug, a soft stripe or floral, and one solid. Keep it calm and coastal, not chaotic.

🖼️ 11. Hanging Art Too High

Art should be at eye level—think the average adult, not Shaq. This helps rooms feel balanced and thoughtfully styled.

🌈 12. No Contrast or Pop

Even in neutral spaces, add a splash of color. Soft blues and seafoam greens reflect our surroundings and feel like home here in Northeast Florida.

💡 13. Lighting That’s Just Overhead

Layer it up! Add table lamps or wall sconces for warmth and charm. Trust me—buyers feel the difference.

🪟 14. Curtains That Are Too Short

Hang curtains “high and wide” to make your rooms feel taller and more expansive. This is especially helpful in Florida homes with lower ceilings.

✨ 15. Ignoring Toy Clutter

Kids’ toys everywhere? Use bins, baskets, and hidden storage. A tidy play space = instant visual peace for potential buyers.

Staging a home in St. Augustine is all about showcasing that casual elegance and easy living buyers are looking for. By avoiding these common decorating missteps, you’ll give your home a fresh, welcoming vibe that makes people fall in love the moment they walk in.

Style is individual, and when selling, I tell the sellers, Less is more, and even less is better. When you're going to have to move, move before you put it on the market, leaving a minimum amount of furniture. Remove any personal items, such as family photos or pets, and dispose of any unnecessary belongings, including trinkets and extra towels, in the linen closet. LESS is what sells.
