What the Wall Street Journal Got Wrong About Cape Coral Real Estate

Recently, the Wall Street Journal published a headline calling Cape Coral one of the “worst housing markets in the U.S.” Naturally, this raised eyebrows—and concerns—for homeowners, buyers, and investors across Southwest Florida.

But as someone who’s been selling real estate here for over 20 years and successfully helped hundreds of clients through every type of market shift…
Let me tell you the truth.

🏡 Homes Are Still Selling — When They’re Priced Right & Marketed Professionally

The national media tends to generalize markets using year-over-year stats and click-worthy headlines. But here’s the local reality I’m seeing every week:

  • Buyers are still actively writing offers.

  • Homes that are priced according to today’s conditions are going under contract.

  • Sellers who work with the right agent—who markets aggressively, prices smartly, and negotiates skillfully—are still getting results.

Just this week, I helped another buyer secure a home, and several listings in Cape Coral and Fort Myers went pending. The demand hasn’t disappeared—it’s just more strategic now.

💡 What This Means for Sellers:

If you’ve been thinking of selling, this moment presents an opportunity. With less competition from other listings and highly qualified buyers still in the market, your home could stand out—with the right approach.

🔑 But pricing, marketing, and presentation matter more than ever. This isn’t 2021. It takes expertise, a plan, and exposure that reaches buyers from out of state and abroad. I deliver all of that—and more.

🔍 What This Means for Buyers:

If you’re a buyer, the sensational headlines might make you think you should wait. But the truth is, now might be your best shot to negotiate favorably—especially with motivated sellers in certain neighborhoods.

Smart buyers know:
⏳ Timing the bottom is a myth.
✅ Getting the right deal with the right guidance is what actually builds wealth.

📣 Final Word from Broker Joe:

I’ve weathered booms, corrections, and media frenzies before. But real estate is always local. And right now, the local story is about opportunity—for those willing to tune out the noise and act strategically.

I had a very long career in capital markets prior to changing careers into real estate. I lost faith in the quality of reporting in the WSJ probably about 20 years ago. Granted, I had access to enough other financial reporting tools that I didn't need it anymore- i.e. Financial Times, Bloomberg terminal, The Economist, and lots of economic newsletters issued by subject matter experts (and if needed on rare occasions- there was always someone nearby with a WSJ).

Timing the market- while not precisely a myth - is close enough to be considered an accurate statement. My many years working on large trading desks and also supporting related roles- I have actually seen a couple of pro's accurately call the bottom. The bigger issue is that not only are these market professionals far and few between - but that doesn't mean they can repeat this performance the next time there is a crisis brewing. Having worked on many of the largest trading desks and floors (as both an employee and consultant) - that so few finance professionals can successfully call the bottom- what are the odds that the everyday homeowner or home buyer can call the bottom?
