Cash Buyers: Don’t Skip the Home Inspection — It’s Worth Every Penny

Good morning Chris. For your protection get a home inspection has always been my advice. Know, to the extent you can, what you are purchasing. Surprises can be costly. Enjoy your day.

Hello Chris - a home inspection is important.  The information shared from a professional can provide insight a buyer might otherwise miss.  It makes sense to include a provision in an offer for an inspection and not completing one could eventually cost many dollars as well as more than a few cents.

If an inspection is not just used to tie up the seller and then the expectation to cut the price in half and agree to perform 35 updates and repairs, they can help. But harder to find buyers and buyer agents that accept "as is, where is" situations. 

I do think a home inspection is important, no matter what kind of property you're buying or how you're paying for it.

This is excellent advice! All home buyers should have an inspection if nothing else for peace of mind in knowing what they are getting.

100% Agree with you!  Home Inspections are so important.  Sometimes I even pay for them myself!!

Chris Dunham The home inspection is worth it, too, for the maintenance tips and knowledge of expected life of systems down the road. 

Even if you have cash, it’s advisable to obtain a mortgage for at least a year. The attorney works for the bank, the appraiser reports to the bank, and the inspector is looking out for you—if they miss anything, they are accountable to you. Closing involves more than just determining how to pay for the property. When paying in cash, the condition of the property becomes even more crucial, as you could deplete your reserves to the point where you won't have enough funds to address any major defects that may arise later.

In this day and age, it' great to see the agreement here on how prospective buyers should get home inspections. It's worth the money and the smart money is on getting an inspection on older homes or resale homes and even new construction where too many problems sometimes exists sooner than we would think.

Home inspections make sense even on a new home.  You mention peace of mind.  Ignorance is not bliss.  

It makes you wonder what kind of advice that buyer is getting from the agent.  Sounds like a lazy or greedy agent who doesn’t want to jeopardize the deal

Here we do a lot of flips and even they do an inspection but for informational purposes only. This is something that seems to becoming more prevalent than not doing an inspection.
