32 homes sold in La Jolla in June, 44% fewer sales than in May. Here’s a summary of the housing activity (the MLS data do not include private sales and are believed to be accurate at the time this report was compiled but are not guaranteed).
Single Family Homes Sold
18 (down 40%); 15 Average Days on Market; The Average Sales Price was $3,748,315 (down 7%); the average sales price was 98% of the original asking price.
Condos, Townhomes & Duplexes Sold
14 (down 48%); 51 Average Days on Market; Average Sales Price was $1,188,357 (down 14%); Average sales price was 93% of the original asking price.
The overall volume of sales in the La Jolla real estate market decreased substantially from May. Condo, townhome and duplex sales were significantly lower, as were single family homes sales. Sales prices ranged from $599,000 to $6,682,687.
The average time on the market was significantly longer for condos, townhomes and duplexes (6 homes took 60 days or more to go pending), but only 4 days longer for single family homes. A number of buyers made prompt decisions, with 31% of the homes going pending in 1 week or less. Thus, it’s still important to be ready to make prompt decisions about touring homes and submitting offers.
The average sales price for single family homes dropped from last month. Similarly, the average price for condos, townhomes and duplexes was lower than in May.
Most of the home buyers negotiated the prices of their new homes down from asking price, with 28% paying list price or more for their new homes, fewer than last month.
The median sales price of single family homes, $3,510,000, was up 12% from the median in May. In contrast, the median price of $1,117,520 for condos, townhomes and duplexes was 4% lower than last month.
There were 2 La Jolla homes with an Active Under Contract status at the end of June, compared to 1 in May (when they occur these homes are considered active but might not be accepting backup offers or be available to tour).

There were 217 homes on the market at the end of June, compared to 193 at the end of May (up 12%), a nice improvement for buyers. June list prices ranged from $524,900 to $108,000,000.
The current supply of single family homes is 4.5 months (up from 3.7 months last month), and 3.9 months for condos, townhomes and duplexes (up from 3.1 months last month). This is based on the rate of sales over the last 3 months and the current inventory.
La Jolla continues to be a seller’s market for single family homes but is trending toward being a balanced market, and favors sellers of condos, townhomes and duplexes.
There were 100 new listings in June, down from 111 in May. On the other hand, 44 homes went pending (excluding those homes that closed escrow) compared to 26 last month.
