- There were 9 single family homes sold in June, 11 fewer than in May. There were no condo or townhome sales versus 1 sale last month.
- Sales prices ranged from $3,100,000 to $12,250,000.
- The average sales price of single family homes was $6,005,864, up 11% from the average sales price in May.
- The single family detached homes were on the market for an average of 71 days, with 1 home selling in 1 day and 1 selling before being listed in the MLS.
- The median sales price for single family homes was $4,900,000, up 7% from last month.
- On average, single family homes sold for 91% of the original list price. 2 homes sold for the asking price.
- As the end of June there were 2 homes in the Rancho Santa Fe housing market with an Active Under Contract status, compared to 3 last month.
At the end of June there were 133 Rancho Santa Fe homes for sale (127 are single family detached homes), ranging in price from $1,649,000 to $84,995,000, up from 123 last month. This is a supply of 8.4 months for detached single family homes at the current rate of sales (based on a 3-month period), up from 6.9 months last month. At the time this report was written there were only condo and townhome listings, a supply of 6 months at the current rate of sales, up from 4.5 months last month.

The high end market continues to shift in Rancho Santa Fe and is a buyer’s market for single family homes, luxury properties and estates. Meanwhile, Rancho Santa Fe has become a balanced market for buyers of condos, townhomes and duplexes.
31 Rancho Santa Fe homes came on the market in June versus 39 last month. The number of homes going pending increased by 1 to 12 (this excludes homes that closed escrow in June).
