💲 Average & Median Sales Price

In June 2025, the median sales price for homes in Indian Trail was $461,000, reflecting a slight month-over-month dip of 2.95% from $475,000 in May 2025. However, it’s still 7.48% higher than June 2024’s median of $428,916, marking the highest level in the past three years for June.

 

The average sales price came in at $494,153 for June 2025, down 4.66% from the previous month but up 1.9% compared with June 2024’s average of $484,946. This indicates that despite minor month-to-month adjustments, overall home values in Indian Trail continue to trend upward year-over-year.

 

The average price per square foot for June 2025 was $214, showing a 2.73% decrease from $220 in May and a 3.6% decline from $222 in June 2024. 


 

📊 List-to-Sale Price Ratio 

In June 2025, sellers received an average of 97.9% of their list price, down from 101.26% in May and down from 99.9% in June 2024. While the ratio has decreased, homes are still selling close to asking price, demonstrating sustained buyer demand.


 

🏡 Number of Properties Sold

A total of 61 properties were sold in June 2025, which is 3.17% lower than the previous month’s 63, but 1.67% higher than the 60 homes sold in June 2024. This consistency shows a steady pace in closed transactions despite shifting market conditions.


 

Average Days on Market (DOM) 

The average days on market rose slightly to 31 days in June 2025, up 6.9% from 29 days in May and 47.62% higher than the 21-day average in June 2024. However, at 31 days on market, homes are selling relatively quickly. Also, at 31 days, the DOM in June was much lower than the year-to-date average of 44 days. 


   

📦 Inventory & Months Supply of Inventory (MSI)

Indian Trail’s housing inventory continues to expand. There were 267 active listings in June 2025, up 3.89% month-over-month and 42.78% higher than June 2024’s 187 homes.

The months supply of inventory (MSI) reached 4.38 months, its highest level in recent years. Nevertheless, at just over four months of inventory, Indian Trail remained a balanced market in June.


   

📝 New Listings

There were 90 new listings added to the market in June 2025, a 4.26% drop from May’s 94, but a significant 34.33% increase compared with 67 new listings in June 2024. This uptick in new listings means more choices for buyers as the market heads deeper into summer.
