Vista is an inland community in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing opportunities, with tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and a number of 55+ communities.
You’ll also find homes with large lots in rural areas, and in the hills, in some cases offering panoramic views.
There are mixed use and agricultural areas in Vista, too. Downtown Vista continues to grow and change, with plenty of dining and shopping opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.
The Vista Famers Market opened in 1981 and is the longest running farmers market in San Diego. The Vista Farmers Market is on Saturdays at the Vista Courthouse Complex on Melrose, about ½ mile south of the 78 freeway. You’ll find abundant fresh produce from multiple vendors, artisanal and prepared foods, and much more. It’s well worth visiting!

57 homes sold in Vista in June, down 15% from last month. Here are the details:
Single Family Homes Sold
49 (down by 3); 32 Average Days on Market; The Average Sales Price was $1,068,352 (down 1%); Average sales price was 97% of the original price.
Condos, Townhomes & Duplexes Sold
8 (down by 7); 47 Average Days on Market; The Average Sales Price was $519,624 (down 17%); Average sales price was 98% of the original asking price.
The overall volume of sales in June declined from last month. Detached single family home sales dropped by 7, while condo, townhome and duplex sales decreased substantially. The average sales price was down 1% for single family homes, but was significantly lower for condos, townhomes and duplexes.
The average marketing time was 3 days shorter for single family homes, but was substantially longer for condos, townhomes and duplexes than last month. June sales prices ranged from $422,000 to $3,400,000.
Buyers might be curious if Vista homes sell quickly. The answer is that plenty do. In June 14% went pending in 1 week or less, fewer than in May. So it’s still important for buyers to be prepared to make prompt decisions about touring homes and making offers.
The majority of the buyers, 65%, were able to negotiate their home prices down from asking price; however, 35% paid list price or higher. It’s wise to remember this when planning your offer strategy.

The median sales price of single family homes was 3% higher than in May at $999,000. The median for condos, townhomes and duplexes dropped from $620,000 last month to $512,500 (down 17%).

The housing inventory rose slightly, by 2, with 185 homes for sale in Vista at the end of June as compared to 183 at the end of last month. Home prices range from $415,000 to $3,850,000.
This is a supply of 2.8 months for single family homes (the same as last month). There is a 3.2 month supply of condos, townhomes and duplexes (up from 2.8 months last month). This is based on the current rate of sales over the last 3 months.
Vista is a strong seller’s market based on supply and demand for single family homes, as it also is for condos, townhomes and duplexes.
81 new listings came on the market in June, about the same as last month (82). The number of homes going pending decreased from 45 to 34, excluding the homes that closed escrow in June.
