I think they need an agent more now then ever. They can look at photos and listen to info on the Internet, but you need the door opened and an expert to give you all the info on the home and neighborhood that social media can hide.

Even for buyers knowledgeable in the many aspects of the business we deal in- i.e. negotiations, valuations, neighborhood specific issues- if you don't do this regularly- it's likely not the cost savings you think it is to go without an agent.

I routinely deal with finance people that understand valuation of illiquid instruments and negotiations - but that doesn't mean they understand much of what I do on a daily basis. I routinely deal with attorney's - who are eligible to serve as an agent because understanding agency law represents a key aspect of agent licensing in my state (and likely many others) - and even when they are smart and knowledgable- unless they work in a related capacity- i.e. serve on a condo or co-op board, are transactional attorney's, or even work in something else related to our business- maybe they can get away without needing an agent....but then again- a lot of my clients are attorney's. Most of them recognize that legally- they can do it themselves- but since they don't work in real estate directly- they recognize that someone that does this every day is likely to be able to do the job better than they do.

The rest of the public- sure it's possible they can work without an agent- and some individuals might just have a rare talent of being able to match what a good agent can do with little to no experience- but it's exceedingly rare.
