That is never more so when things go wrong ad not because of anything you have done, but simply due to life.
I recently had a client who has been renting for a long time. She decided now was the time to purchase a home as her lease was coming to an end. We approached her landlord, but he refused to entertain our full price offer. However a neighbor was preparing to sell their home and agreed to sell to my client.
We wrote everything up, including a home inspection and mortgage contingency. The sellers had wanted along settlement as they wanted to end the school year before moving. That was bothersome but doable, although it required two moves rather than just one.
In the middle of all this, my buyer was laid off. Suddenly, there was no job, we informed the sellers, and explained we were looking at options.
What options you might ask, well my mortgage provider found a product that relied on assets only, no job required. It was an unusual loan but it would work. Everything was back on track after a worrying few days. and we got the loan closed in 16 days from application to settlement.
This weekend my client posted the most glowing 5 star review.
