Marketing homes on social media can produce results. It does take effort and time to build a following. After all, the old saying applies for social media: "If a tree falls in the woods, and no one is around to hear it, does it make a sound?". If you don't have an audience, and make a post...how much impact (and more importantly: results) are you going to have? That being said, if you are able to build a following, it can help make a sale. When posting on social media, here are a few things to consider:
1. Find the Magic in the Mundane
First you need a lead image. Something that will set the tone for your message. A worn porch step? A blooming tomato plant? These can have more impact than slick sales talk and cliched real estate jargon.
2. Tell the Tale
Write captions like you're chatting over a fence with a neighbor. If you are wanting something to be shared - humor, emotion, and passion can cause your audience to want to share your post. “This kitchen has seen 1,000 pancake mornings.” Or....“Built this treehouse during the Covid 19 lockdown since I couldn't go anywhere else.” You’re not selling - you're storytelling.
3. Choose the Right Channels
There are many plantforms today. Doing all of them well can be a full time job. Instagram, Facebook, TikTok, and so many more. Choose the ones that you like - because authenticity will show. A 15 second video of your dog napping on the patio can do more than a brochure ever could.
4. Be Consistent, Not Constant
There is a lot of study about the frequency, types and topics when posting. Don't always make it about real estate otherwise your audience may tune you out because they are hearing the same message over and over. Share when you feel something - don’t force it.
