While many persons focus on the positives of 3D home tours, I wanted to give a different take. There are potential downsides to 3D home tours.
First off, a disclaimer: Have I used 3D home tours in my marketing? Sure, absolutely! That being said, do I recommend them for all (or even most) of my listings? No.
3D tours can be impressive - it is like letting someone tour your home from the comfort of their office chair. But just because something can be done, doesn’t always mean it should. As an engineer, I have learned that precision and details without context can cause confusion. And in real estate, overexposure can work against us.
Here are a few examples of why a 3D home tour may not be the best choice for all listings:
1) Too Much Access
A 3D tour can reveal every nook and cranny. That scuffed baseboard behind the dining room chair? That worn spot on the floor? All are front and center. Buyers can form judgments before feeling the warmth of your home in person.
2) Security Concerns
A 3D tour can provide a digital map to anyone - not just serious buyers. Criminals could view it as an opportunity to "case" your home. 3D tours streamline the amount of time they would need to find your valuables...because they would already know where they are located - and they can be gone long before law enforcement would arrive.
3) Missed First Impressions
Scale is hard to show through a computer screen compared to seeing it in person. Getting persons to view a home and the space in person, provides depth - whereas a 3D tour can be flat in comparison.
