The 5-Year Rule?

By
Real Estate Agent with Keller Williams Evolution - 447 Boston Street, Suite #5, Topsfield, MA 92593-B

It is important to stay informed and learn new things. I did not realize there was a 5-year rule when it comes to home prices. This is why I am sharing this Infographic prepared by the Keeping Current Matters people. I'm sure many out there knew about this, which frames the importance of continued networking and picking other agents' brains.

Personally, I think a lot of things are purely common sense. I'd like to hear your thoughts on this.

The 5-Year Rule for Home Prices

Some Highlights

  • If recent home price headlines have you feeling worried, here’s some perspective.
  • Home values almost always go up in the long run. And the long-term gains offset any short-term dips. Basically, if you plan to live there for 5 or more years, you should be able to buffer yourself against any short-term declines.
  • Connect with an agent to have a conversation about what’s happening with prices in your market.

Doug, this is an excellent and very timely post! It's crucial to offer homeowners and potential buyers perspective beyond the immediate headlines. The "5-Year Rule" really underscores the long-term stability and growth potential of real estate, which is such an important message. Thanks for sharing this valuable insight!

That is a very optomistic chart for sellers who may be on the edge of listing their homes. I didn't know about the 5 year rule, thanks for sharing and your clear explanation.

Doug Dawes Yes, inventory is rising in my area as well. Many are sitting and hoping an offer will come or a showing. Many have also lowered their prices and some have cancelled the listing.

I once read where it would require a buyer to stay in the house at least 3 years in order to recoup the cost they incurred in buying the house and have a reserve for commissions. Five years creates equity

Good evening Doug,

I adore your lead photo so appropriate for the message in your post! The headlines are not reflective of the market or anything else for that matter. Good to have a trusted professional like you to keep buyers and seller informed.

I did not realize there was a 5-year rule when it comes to home prices either, but that graphic lays it out nicely!

I didn't know about the five year rule - That chart would disagree (if someone bought a house in Q3 2005 it would have taken way more than 5 years to be even equal in price to when they purchased).

Hi George Souto I know what you are sayin. We bought our home in 1985 and it is assessed at almost $600K (some of that is because the fiat currency has lost value)

I’ve also heard that historically there is a seven year rule– the prices have tended to go up for seven years and then correct or at least slow down for seven years so that we can all catch up with the price increases. This recent run up since 2008 has been an anomaly in recent times we really are due for a correction. Otherwise, our children and grandchildren will never be able to afford to buy a house or even a condo.

Hi Lise Howe

Then there was the run-up from 1995 to 2006. In my opinion, in less wages go up and interest rates come down (maybe we'll see 40 or 50 yr mortgages) more people will get boxed out
