How Has Real Estate Changed Me?

This month's ActiveRain Challenge is called "How Have You Changed?" The challenge is to share how our professional or personal life has changed from when we started our real estate career to now.

I started my real estate career in late 2010, and wasn't truly active until late 2012, so the question is how has my life changed in the last 13 years? Most of the big things, like going from a shy person who didn't want to speak in front of people, to someone who can talk in any situation, had already happened by 2012. So the question is, what (if anything) has changed in that relatively short period as a result of being in real estate. And I finally came up with an answer! What changed is:

I learned how to run a business. 

Before I started in real estate, I had always worked as an employee in some else's business. So I received a regular paycheck and in other businesses obtained a lot of experience in roles such as a cashier, office clerk, secretary, manager and director. I learned about retail stores first, then about the furniture industry. I then learned all about the telecommunications industry in terms of distribution service, Internet networks, financial planning and budgeting, marketing, business planning, technology and more.

But all that knowledge included just bits and pieces of how things worked in a huge organization, and all that knowledge and the actions taken with that knowledge helped a corporation. It only helped me in so far as they handed me my paycheck, but otherwise, there was no real ownership of the business by me.

And then I decided to become a real estate agent, not realizing when I started that I wasn't becoming just an agent, I was becoming a business owner. How well I did, and how much I made, and how many people I helped, were all on my shoulders. I found out if I sat around waiting for the phone to ring, it didn't. And I found out if I want people to know about me, I need to figure out how to market myself and my business. And I needed to determine what would make me successful in this business that I now owned.

So what's the big deal? What do you need to do as a business owner?

- Create plans and set goals and measurement systems. You need to know how you are doing, what you are doing, how often you are doing it, and then you need to know what is working and what isn't.

- Business owners need to be decisive. Procrastinating helps no business succeed. So if things aren't going well, we have to decide what to do about the situation. We have to investigate options and then just pick one and move forward.

- We have to manage the systems and processes that help us. We need to track leads and have a system in place to contact them. We need to manage the dates for our deals; what is due when and how will we make sure things are done on time.

- We need to stay current. For real estate business owners that means paying attention to changes in rules and forms. It means knowing when training is necessary and scheduling ourselves to take it.

- We need to have excellent customer service skills. When the phone rings, answer it with a smile. When we get an email or a text or some other communication, respond quickly and clearly.

 
- And then there is the marketing and getting our name out there. Do we want to cold call, work expired listings, have a marketing farm, send direct mail, stay in touch with our sphere, pay for billboards and other advertising or rely on web marketing? It's up to us to investigate options and find out what works.
 
- We have to become accountants and financiers, at least in so far as we have to ensure we track our costs, plan our budgets, pay our taxes, etc.
 
- We have to build industry relationships. We need to determine which inspectors, title companies, attorneys, mortgage companies, and other real estate professional we want to deal with and refer.
 
- We need to follow technological solutions that can help us do better, and we need to ensure we know how to use our equipment.

I'm sure this isn't the entire list. The point is, becoming a real estate agent means becoming a real estate business owner, who is responsible for everything that is necessary to make a sale, and get a paycheck. And that is how becoming a real estate agent changed me. It gave me the business owner skills that will be helpful in any business I may run in the future!

Kat Palmiotti - Whew! I'm exhausted just from reading this blog post for the July Challenge! Yet, unbeknownst to me, and others, I don't think anyone (unless they were born into the business) knew it takes this much and so much more to run a business! And of course, you wear your name badge visible to the public while the invisible albatross is always a reminder if all the dots are not connected, if you don't know how to run your business, if your Broker just takes your money and you're on your own without being trained, well.... I digress. 

Getting licensed is the easy part. Running the business like a well-oiled machine without being liable for something you neglected is another thing.

The good news is, you did just fine, especially once you moved to Montana! The cowgirls' gloves fit you just right!

Thank you so much Patricia Feager - you are so right about how getting licensed is the easy part. And if we were just handed a bunch of clients on a silver platter when we received the license, it wouldn't be so hard to get started!  :-)

HI Kat so glad you figured this major piece of the puzzle out about being a real estate agent.  Most agents do not -  and that is why only about2 0% of agents in AZ are still in the biz 2 years after licensed (don't know other state stats). They're simply not prepared for undertaking their 'own' business.  That ole saying - of it's to be it's up to me is hard to teach. And becoming a broker/owner and being 100% responsible for all liabilities takes it to the next level.  Not all brokers understand the enormity of that responsibility....not to mention the financial responsibilities.

I was a bank manager in my first career. I dealt with many business people as well as dealing with typical consumers. Business people had different needs. After my banking career was taken away due a hostile corporate takeover and subsequent layoff, I started my new career as a real estate agent.

I loved the challenge of having to prove myself to my clients. I loved "earning" my pay in a way that I earned it when I was salaried employee.

I still love knowing that each day will bring new challenges and I need to meet those challenges in order to succeed.
