🏡Cornelius, NC Housing Market Report For June 2025

Market Trends For Home Prices, Sales, Inventory, Days on Market In June

The Cornelius housing market saw notable shifts in June 2025, highlighting continued cooling across several key metrics compared with both May 2025 and June 2024. With lower home prices, rising inventory, and shifting buyer-seller dynamics, understanding these trends is critical for homeowners, buyers, and real estate investors alike. Here's a detailed breakdown of what happened in the Cornelius real estate market in June 2025.

Cornelius Real Estate June 2025 Housing Market Trends

Cornelius, NC housing market trends for June 2025

📉 Median & Average Sales Price

The median sales price in June 2025 was $492,000, down 10.14% from $547,500 in May 2025 and 20.80% lower than $621,250 in June 2024.

The average sales price also saw a sharp decline. At $721,203, it was down 29.58% from $1,024,109 in the previous month and 19.30% lower than $893,718 from June 2024.

This decline in prices could be the result of a change in the price mix of homes listed/sold month-over-month and year-over-year. Also, sellers might be adjusting pricing strategies to stay competitive in a more saturated market.

📏 Average Price Per Square Foot

The average sales price per square foot in June 2025 was $304, down 6.46% from $325 in May and 7.32% lower than $328 in June 2024.

📊 List To Sale Price Ratio Improved

The June 2025 list to sales price ratio was 99.13%, up from 97.42% in May and from 97.8% in June 2024. This is the highest level since May 2024, indicating sellers are now receiving offers much closer to their asking prices—despite the decline in home sale prices in June.

🏘️ Number of Properties Sold

A total of 39 properties were sold in June 2025, down 18.75% from 48 in May and 7.14% lower than 42 in June 2024. This marks the lowest level of June home sales in the past three years.

⏱️ Average Days on Market

The average days on market (DOM) for June 2025 was 40 days, down 9.09% from 44 days in May. However, DOM were 5.26% higher than the 38 days in June 2024. While days on market were the highest they've been compared with June 2024 and 2023, they were at their lowest level in 2025, suggesting modest improvement in how long homes stay listed before selling.

📦 Inventory & Months Supply of Inventory

There were 295 homes for sale in June 2025, up 4.61% from 282 in May and 33.48% higher than 221 in June 2024.

The Months Supply of Inventory stood at 7.56 months—its highest level compared with June 2024 and 2023. This officially places Cornelius in a buyer’s market, giving house hunters more negotiating power and options. This is also the highest inventory level seen in the past three years.

🆕 New Listings

There were 68 new listings in June 2025, down 9.33% from 75 in May but up 4.62% from 65 in June 2024.  While new listings are slightly higher year-over-year, the month-to-month dip could reflect seasonal adjustments or seller caution in response to market conditions.

🔍 Bottom Line: What June 2025 Means for Cornelius Real Estate

The Cornelius housing market in June 2025 clearly reflects a transition to a buyer’s market, with falling home prices, rising inventory, and longer days on market compared with recent years. While sellers are still getting close to their asking prices, the slowdown in closed sales and increased Months Supply of Inventory suggest that buyers are gaining more control—and more options.

For buyers, this is an opportune time to re-enter the market with improved negotiating power and broader inventory. For sellers, pricing competitively and ensuring homes are market-ready will be essential to attract serious offers.

Staying informed about local market trends is key to making confident real estate decisions in Cornelius. Whether you're planning to buy or sell, the numbers in the month of June told a story of a shifting landscape worth watching closely.

With a heavy number of months supply, you would think the days on market would be longer. Seems like a pretty balanced market.

Good morning, Nina. Cornelius certainly sounds like a very desirable community. With prices dropping in June, I was surprised also to see days on the market dropping too. Great job on reporting the market trends in this community.

Jerry Newman hi Jerry... a big part of that price drop could well be the change in price mix of homes listed and sold in the most recent month versus one month and one year ago.
