The Lake Wylie housing market in June 2025 presented a mixed landscape, with significant gains in home prices but sharp declines in sales activity. Buyers and sellers are navigating a market defined higher home prices than one month and one year ago, higher days on market, and a noticeable slowdown in transaction volume. The median sales price in June 2025 was $600,000, up 5.26% from $570,000 in the previous month and 33.33% higher than $450,000 in June 2024. This marks the highest median sales price seen compared with June 2024 and June 2023.

The average sales price in June 2025 was $667,200, down 2.28% from $682,790 in the previous month yet still 23.50% higher than $540,227 in June 2024. This was also the highest average price recorded compared with June 2024 and June 2023.

With only a handful of sales in June 2025, both month-over-month and year-over-year, price trends are heavily influenced by the specific price points of the homes that were listed and sold during those periods. This means that even a few higher-end or lower-end transactions can significantly shift the overall averages and medians.

The average sales price per square foot in June 2025 was $204, down 14.29% from $238 the prior month and 5.12% lower than $215 in June 2024. With such a small number of sales in June 2025, pricing trends are highly sensitive to the size of homes sold. The fact that average and median prices are up while price per square foot is down likely reflects larger homes making up a greater share of sales, which can skew the data significantly when overall sales volume is this low.

The average days on market in June 2025 were 53 days, up 29.27% from 41 days in both the previous month and June 2024. This was the highest DOM compared with June 2024 and June 2023.

The number of properties for sale in June 2025 was 86, down 3.37% from 89 in the previous month, but 4.88% higher than 82 in June 2024. This was the highest inventory compared with June 2024 and June 2023.

The Months Supply of Inventory in June 2025 was 17.2 months, the highest level compared with June 2024 and 2023. With such a high months supply, Lake Wylie is firmly in a buyer’s market, giving buyers more choices and negotiating power, while creating challenges for sellers seeking quick sales.

The number of new listings in June 2025 was 8, down 42.86% from 14 in the previous month and 52.94% lower than 17 in June 2024. This is the lowest new listing count compared with June 2024 and June 2023. A continued slowdown in new listings could create upward price pressure in the future if buyer demand rebounds, but for now, the combination of high inventory and low sales activity keeps the market in a slower phase.
