Avoid Costly Home Repairs!

10 Home Maintenance Tips🔧🏠🛠️You Should Never Skip That Could Save You Thousands💰 And Keep Your Home In Top Shape.

Summer is the perfect time to tackle those overlooked home tasks that could silently drain your wallet while the weather is on your side.

I recently came across some eye-opening research showing that 60% of homeowners postpone necessary repairs, and nearly half don't follow any maintenance schedule at all. The hidden cost? These seemingly small oversights can lead to thousands in emergency repairs. However, homes with consistent maintenance routines sell for 10% more than neglected ones.

The Overlooked Home Maintenance Tasks That Could Save You Thousands

Here are some of the key benefits to staying on top of these tasks:

  • Prevent major flood and foundation damage from clogged gutters
  • Avoid costly HVAC system replacement with simple filter changes
  • Stop house fires with affordable dryer vent cleaning vs. tens of thousands in damage
  • Reduce energy use by up to 35% with basic refrigerator coil maintenance

Ready to protect your home investment? Read my recent post on the 10 most overlooked home maintenance tasks and discover the critical tasks many homeowners miss. Meanwhile, budgeting 1–4% of your home’s purchase price annually helps prevent sudden, catastrophic expenses.

Good Morning Nina Hollander, Broker Thank for the tips and video and link.  Yes...the biggest frustration I have with property (of all types) is a lack of maintenance over a period of time.  Some things are so simple yet do not get done and bloom into major projects.  Sadly...I am guilty as well!  Have a great week!

Mike McCann Broker - Mach1 Realty good morning, Mike... too often I've seen expensive repairs in a home because the issue was neglected early on when it would have been a simple fix.

What a timely and practical guide... regular maintenance like seasonal HVAC tune‑ups, roof inspections, and gutter cleanouts isn’t just good stewardship it’s smart investment protection that keeps homes performing well and resale-ready.

Renee Hahn good morning, Renee. I've never understood how/why people neglect the most basic maintenance for their homes.

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 hi Sheila... based on what I see in the market, I suspect there are fewer of us who stay on top of these things than those who don't. I've got a listing coming on soon for a home that has never had its HVAC serviced. I made them do it.

Nina, this is such an insightful post! The importance of regular home maintenance can’t be overstated, and you’ve highlighted the most crucial tasks that can save homeowners from costly repairs down the line. I especially appreciate the point about clogged gutters and HVAC maintenance—these are often overlooked but can cause major damage. The tip on budgeting 1–4% of a home’s purchase price annually is a great reminder to plan ahead. Thanks for sharing these helpful tips and the importance of staying proactive with home care!

I advise them to set aside an extra house payment for unexpected repairs that come with home ownership.  Have a great day.

Gwen Fowler SC Lakes & Mountains 864-710-4518 thanks, Gwen. I, too, have seen more than my share of neglected gutters, dryer vents, and HVAC's. And then people wonder why it costs them so much to make repairs. Whenever I sell an older home, I suggest to my people that they self-insure and put aside $500 a year towards unexpected repairs.

This is a really smart post. I see folks who do zero to maintain the home they bought...then call me to list, and ask if my handyman/contractor can fix it up cheap...lol

Our builder did not install water pressure regulators, so all had to be done retroactively. Several people sustained damage as a result.
