Selling Your Home in Hobe Sound?
7 Mistakes to Avoid

What not to do when you are selling your home in Florida

If I had a dollar for every time I’ve walked into a listing appointment and thought, “This place is amazing, but why didn’t they…?” — well, let’s just say I’d have a boat parked off Jupiter Island by now.

I’m Denise Copeland with NextGen Realty Services. After 30+ years helping people buy and sell homes along the Treasure Coast, I’ve seen every mistake in the book — and I’ve rescued more than a few sellers from them. The good news? If you know what to avoid, you can sell faster, stress less, and walk away with more money in your pocket.

Let me walk you through the seven biggest mistakes I see Hobe Sound sellers make — and share a few real-life stories from my own listings.

1. Overpricing From the Start

Price it right, or watch buyers run the other way. Overpricing is hands-down the number one mistake I see. The sentimental value you place on your home — the family memories, the upgrades you’ve poured money into — rarely matches the number buyers are willing to pay.

Seller A: The “I Know My Price” Seller
One seller insisted on listing his home $30,000 above market value. I marketed the home everywhere — pro photos, targeted online ads, and an open house that drew over 100 buyers. Not one offer. Not one. Then, unbelievably, he wanted to raise the price. Long story short, the listing expired, and a few months later he sold the house for $38,000 less than my original recommended price.

Seller B: The “Trust the Process” Seller
Another seller listened when I suggested we go in slightly under market value to create competition. The home’s market value was $510,000; we listed at $485,000. In less than three weeks, multiple offers pushed the price up to $535,000 — and we closed fast.

2. Ignoring Curb Appeal

First impressions happen in seconds — before buyers even walk through the door. If the yard looks neglected, weeds are winning the battle, or paint is peeling, buyers assume the inside is just as tired.

Real Story: I once had a beautiful interior listing, but the outside looked like Jumanji. We lost buyers before they ever stepped inside. A weekend of pressure washing, fresh mulch, and trimming palms transformed it — and the next showing brought an offer.

3. Skipping the Declutter (a.k.a. The “Stuff Shuffle”)

Buyers open closets. They look under sinks. They peer into garages. If your home screams, “We’ve run out of space!” they’re going to wonder if it’s big enough for them, too.

Real Story: I had a family who swore their home was spotless — until we started prepping. Every closet, drawer, and cabinet was stuffed. After some strategic purging (and a rented storage unit), the home looked twice as big. The first weekend on market? Two offers.

Declutter and Pack with Extra Large Moving Bags

These extra-large storage bags measure 27" x 14" x 15" with a generous 24-gallon capacity, making them perfect for moving and decluttering. Made from durable premium PE material, it features wide reinforced handles that wrap around the bag for extra strength, so you can carry heavier loads without worry. The fully open top allows for easy loading and unloading of clothes, books, or whatever you need to store, while the foldable design makes it simple to tuck away when not in use. Shop Now

4. DIY Photos Instead of Professional Photography

Listing photos are the first showing. Bad lighting, crooked angles, or dark rooms can tank interest before anyone sets foot inside.

Real Story: A seller hired me after their home sat unsold with another agent for months. The photos? Dark, blurry, and — I kid you not — one showed the agent’s finger in the frame. I brought in a professional photographer, relisted, and we got a full-price offer in 48 hours.

5. Hanging Around During Showings

Buyers can’t imagine themselves in your home if you’re standing there, explaining every update and hovering in the corner. They won’t say what they’re really thinking — and they’ll hurry through instead of picturing their future there.

Real Story: One seller insisted on staying during showings to “help point things out.” We noticed buyers rushing, whispering, and cutting visits short. Because, quite frankly, people DO want to talk smack about your home and hash out the pros and cons without having to worry about insulting you. After convincing him to step out for an afternoon, feedback immediately improved — and so did offers.

6. Forgetting About Repairs

Small problems become big red flags in buyers’ minds. That dripping faucet? They wonder what else hasn’t been maintained. That cracked tile? They imagine costly repairs.

Real Story: A client skipped fixing a small roof leak because “buyers can do it later.” The inspector flagged it, the buyer panicked, and the deal nearly fell apart. We patched it, relisted, and the next buyer barely blinked.

7. Picking the Wrong Agent (or Going It Alone)

Selling your home yourself might sound tempting — no commission, right? But without the right marketing, pricing, and negotiation skills, you can lose far more than you save.

Real Story: I’ve stepped in to “rescue” more For Sale By Owner situations than I can count. One seller listed solo, got low offers, and spent weeks negotiating repairs. When they finally called me, we repositioned the home, relaunched with professional marketing, and sold it above what they originally hoped for.

Bottom Line: Selling Doesn’t Have to Be Stressful

Avoid these seven mistakes, and you’ll set yourself up for a smoother sale — and a better bottom line. If you’re curious what your Hobe Sound home is worth in today’s market, I’d love to run the numbers for you and map out a strategy that actually works.
