Home Mortgage Forbearance

By

Homeowners who have encountered financial problems may not know what to do when they no longer can afford their monthly house payments.  This may be the time mortgage relief may be able to help.  Forbearance is an option offer by the lender so a homeowner can temporarily pause or reduce a loan payment with a lender for a set period of time.  This may be caused by one or more of the following reasons: illness, job loss or natural disaster.  At the end of the forbearance period most homeowners resume their mortgage payments in order to avoid defaulting on their loans and avoiding foreclosure.  Homeowners must realize that forbearance in not loan forgiveness.  Borrowers must pay back delayed payments and all accrued interest that occurred during the forbearance period.  Lenders will setup a payment plan for those payments plus their monthly mortgage payment.  Finally, not all homeowners will qualify for forbearance.  If a homeowner has inconsistent payment history or poor credit score, etc., they may need to explore other options such as loan modification or selling their property.

My nephew did this during COVID.  He did not realize he would have to pay it back at the front end of the loan.  He got rehired and they started requesting most of his check to pay the loan.  I tell every one Forebarance is a last chance, not an easy way out.
