Zillow is NOT your Wizard Behind the Curtain!!!
We’ve all done it—pulled up Zillow, typed in an address, and watched that Zestimate load like you’re watching the wheels spin round a casino slot machine.. But before you plan your next move based on that number, here’s the reality: Zestimates are just the tip of the iceberg. Zillow is not “agent operated” or regulated like our local MLS systems. Zillow has not been in your home, or the house you’re prospecting across town…

First of all, Zestimates may know a general area, but they don’t understand that your home sits on the quiet side street with the mountain view and no through traffic. Local agents know neighborhood values, priorities, which streets are hidden gems, and most importantly, how that translates to real value. Did you know an unobstructed view can value a home anywhere from 15% more and higher?? The old adage rings true – a buyer is only willing to pay what a buyer feels it is worth…but knowing value, and proving it with numbers, is a professional REALTOR’s job.
Oh, so you replaced all the flooring and bought a new HVAC system?? Zillow uses a series of broad averages – and perhaps your home or next dream home isn’t average at all. Zillow doesn’t know that.
A knowledgeable agent accompanies you and points out value in upgrades, the finishes, and even the vibe. Big difference.

Algorithms are a great buzz word, but what does that word really mean?
Well, think of it like a recipe: If you want to bake a cake, the recipe tells you what to do—step 1, step 2, step 3. An algorithm works the same way for a computer. It tells the computer: “If this happens, do that. Then check this, and do this next…”
So when Zillow gives you a Zestimate, it’s using an algorithm—a “recipe” of math, data, and rules—to guess your home’s value based on things like size, location, and recent sales nearby. But just like a cake recipe can’t adjust if your oven runs hot or you use fresh vanilla pods, an algorithm can’t adjust for your home’s unique features without a human touch. Real estate just isn’t one-size-fits-all.
I will finish with one additional thought. "Buyers Buy With Their Hearts" (Not Just Numbers). Buying is emotional. It’s one of the reasons why the perspective of a professional that knows your values, preferences and priorities is key. Zestimates are based on data, but buyers are generally driven by feelings. Agents know how buyers feel about layouts, light, flow, and curb appeal. That additional insight can make or break your sale.
Bottom line: Don’t look for that wizard behind the curtain. That curtain is blocking the view. Call a professional REALTOR today.
