The Waxhaw real estate July 2025 continued to show its strength, with home prices hitting record highs despite a slowdown in sales activity and longer days on market. While buyers are benefitting from more inventory, sellers still hold the upper hand thanks to near-asking-price offers and competitive pricing trends. 🏡 Average & Median Sales Price 

The median sales price in July 2025 was $777,500, up 2.1% from $761,500 in the previous month and 7.99% higher than $720,000 in July 2024. This was the highest July median price in three years, as well as the highest median sales price in Waxhaw in the past three years.

 

The average sales price reached $974,663 in July 2025, a jump of 11.79% from $871,831 last month and 24.2% higher than $784,766 in July 2024. This marks the highest average sales price compared with July 2024 and 2023. July's average sales price was also at its highest level since June 2024 when it stood at $799,000.

 

The average sales price per square foot rose to $260, up 2.36% from $254 the previous month and 5.26% higher than $247 in July 2024, further confirming the area’s steady value growth.


 

📈 List To Sale Price Ratio 

The July 2025 list to sale price ratio was 99.06%, unchanged from the previous month and from July 2024. This stability shows sellers are listing homes at market value, leaving little room for negotiation.


 

📉 Number of Properties Sold 

July 2025 saw 92 properties sold, down 25.2% from 123 in June and 11.54% lower than 104 in July 2024. This is the lowest July sales figure compared with 2024 and 2023.


 

Average Days on Market

The average days on market (DOM) in July 2025 was 52 days, a significant increase of 126.09% from 23 days last month and 147.62% higher than 21 days in July 2024. This is the highest DOM for July in three years, signaling that buyers may be taking longer to commit. 


 

📦 Inventory & Months Supply of Inventory

The number of properties for sale in July 2025 stood at 542, equal to last month but 21.25% higher than the 447 available in July 2024. This is the highest July inventory compared with July 2024 and 2023.

 

The July 2025 Months Supply of Inventory (MSI) was 5.89 months — also the highest level compared with July 2024 and 2023. This kept Waxhaw in a balanced market, but just barely, as an MSI above 6 months typically indicates a shift into a buyer’s market.


 

🏠 New Listings 

July 2025 saw 128 new listings, up 12.28% from 114 the month before and 4.07% higher than 123 in July 2024. This is the highest July new listing count compared with July 2024 and 2023, offering buyers more options than in recent years.
