55 homes sold in La Jolla in July, 72% more sales than in June (32). Here’s an overview of the activity (the MLS data do not include private sales and are believed to be accurate at the time this report was compiled but are not guaranteed).

Single Family Homes Sold
29 (up 61%); 25 Average Days on Market; The Average Sales Price was $4,463,490 (up 19%); the average sales price was 97% of the original asking price.

Condos, Townhomes & Duplexes Sold
26 (up 86%); 25 Average Days on Market; Average Sales Price was $1,688,480 (down 14%); Average sales price was 98% of the original asking price.

The overall volume of sales in the La Jolla real estate market increased substantially from last month. Condo, townhome and duplex sales were significantly higher, as were the single family homes sales. Sales prices ranged from $610,000 to $15,200,000.

The average time on the market was significantly shorter for condos, townhomes and duplexes, but was 10 days longer for single family homes. A number of buyers made prompt decisions, with 27% of the homes going pending in 7 days or less. As a result, it’s still important to be prepared to make quick decisions about touring homes and submitting offers.

The average sales price for single family homes increased from June. On the other hand, the average price for condos, townhomes and duplexes was lower than last month.

The majority of the home buyers were able to negotiate the prices of their new homes down from list price. However, 38% paid asking price or more for their new homes, more than did so last month.

The median sales price of single family homes, $3,489,250, was down 1% from the median in June. In contrast, the median price of $1,225,000 for condos, townhomes and duplexes was 10% higher than last month.

There was 1 La Jolla home with an Active Under Contract status at the end of July, compared to 2 in June (when they occur these homes are considered active but might accept backup offers or be available to tour).

There were 206 homes on the market at the end of July, compared to 217 at the end of June, a decline by 5%. July list prices ranged from $495,000 to $108,000,000.

The current supply of single family homes is 4.8 months (up from 4.5 months last month), and 3.7 months for condos, townhomes and duplexes (down from 3.9 months last month). This is based on the rate of sales over the last 3 months and current inventory.

La Jolla continues to be a seller’s market for single family homes but is trending toward a balanced market, and favors sellers of condos, townhomes and duplexes.

There were 78 new listings in July, down from 100 in June. Similarly, 35 homes went pending (excluding those homes that closed escrow) compared to 44 last month.

La Jolla seems like it would be a really nice place to call home!  I don't think I have stayed there before, but I will have to check and see if there are any nice resorts I could book through my timeshare there, haha.
