- As of close of markets 08/26/2025, a borrower with a 760–850 FICO score might secure a mortgage rate around 6.250% and 6.422% APR, while someone with a 680–699 score faces 6.625% and 6.793% APR.
For a $500,000 loan, amortized over 30 years:
- At 6.250%, your monthly principal and interest payment would be approximately $3,079 and at 6.625%, it would be approximately $3,202, or a difference of roughly $123 per month. Even if you only kept the loan 10 years, you’d be wasting $14,760 with the lower score.
If you kept the loan for the whole 30 years, you’d spend an extra $44,280 over the life of the loan. There is a significant financial boost by crossing into that higher credit tier.
