A Heartfelt Transaction with SelectAnn
The challenge this month on ActiveRain is to blog about a transaction that touched your heart. 
I have had many such transactions but the most recent one was for a relocation client. I looked at several houses on Facetime with them. Some were very nice, but I always ended with: walking into a house makes all the difference for most people.
I have helped many people purchase houses over the years via a video or with a family member or a friend walking through the house. On this occasion, the client was in town. We had 3 houses to look at in various locations in St. Louis. House number one was nice but not what they were looking for. House number two was one of those rare ones. You know, the ones the sellers took pride in owning. The one that was over the top nice! The client spent a lot of time looking and being impressed at the condition of this one. We took our time and looked at all of the features and upgrades.
The next appointment was quickly approaching so as we finished up I noted the way the client looked at this one. In their mind, they were picturing themselves here. We both went to our vehicles and I pulled out in an effort to get to the next appointment on time. About 5 minutes after I left, I received a call. My client was still in front of house number two. (I was a bit concerned about this at first).
We discussed the house at length, the location, the condition, the updates, the cleanliness, the care the sellers took to make everything "perfect", etc. My client said, I don't want to miss this one. Let's write an offer. I quickly changed course as you may recall, I was headed to the next appointment. As we discussed the offer, I made my way to my office to write the offer. I told my client to meet me there.
We spent the next hour and a half writing the offer and finalizing some additional details. The offer was submitted and we were one of 5 or 6 offers. My heart was sank and I was sad. I knew my client wanted the house but in multiple offers, one never knows who will win. I called the listing agent and had a wonderful discussion about the offer and our willingness to change some things.
Low and behold, we were accepted! This was such a happy phone call to make! I was super happy for my client.
Fast forward to inspection day. Even the inspector was impressed with the house. This happens very rarely. He even said, he would buy this one.
The appraisal was a hybrid-appraisal.(my first). A data collector goes to the house and collects 500 data points. The lender was satisfied with the report. My client was glad to move forward.
The sellers and their agent were a true pleasure to work with. Yes, they did get over asking. :-)
We closed and the clients are very happy with their purchase. My heart was happy for them. They succeeded in purchasing their forever home!
Home is where the heart is!
