Only Stay in Touch with Clients for 5 Years?

Many agents fail to succeed in the industry because they fail to keep in touch with their prior customers! 

Don't be like most agents. There are many ways to keep in touch. I use the 5x5 rule. Five touches, five days a week. Be consistent. That lets you touch 25 people a week. Go through your database, then start over. Repeat.

How? Email, Social Media, text, hand writing notes and cards and phone calls.

What should you message about? Happy Home Anniversary and send a CMA a few weeks later! Birthday, wedding anniversary, birth, wedding or graduation of a child or grandchild, hobbies. Look at their social media, respond to it. 

I could go on but you get the message.

Never give up! Stand out in the crowd of Real Estate community! You go this!

Had a closing on Thursday, and we were all talking about how many moves everyone has made.   My clients said they moved here 18 years ago, and this was #6, and next week we close their primary, which will be #7.    

The other agent said (pretty loudly) that she stays in touch with past clients for only 5 years, and then gives up on them.   The escrow officer said - what is the average years in a home these days?   I said it probably was ten years or more now, especially with the rates. (Could even more than that!)

If I had given up on clients after only 5 years, how many opportunities would have gone by the wayside?    I know one I closed last year, she finally moved after 20 years, but of course, I kept in touch, so she definitely called me.

It doesn't take much to stay in touch.   Send newsletters (snail or digital), birthday cards, postcards, and on occasion, some calls/emails.    It doesn't!   I even stay in touch (with some) who have moved out of state, especially if they have been awesome clients.  You never know, they could have family members moving in or out of state.

I have been in the business for about 9 1/2 years now- and in some fashion or another- I am still in touch with the majority of my closed clients from my first year in the business. One advantage I have vs. a lot of other locations- is that this is a walking town. Even if I haven't made an effort to set up reminders or some other planned touch point- I still am in touch with these past clients on the simple basis that I work in the neighborhoods surrounding where I live. I walk everywhere, so I bump into them on the street. Of my first 3 sales clients from 2016 and early 2017- in 2025- One I was chatting online with a few weeks ago, one sent me a referral earlier this year, and the 3rd- had me list the apartment and sold earlier this year that I represented her on the buy side back in 2017. The clients that came shortly after my first three- 2 (adult sisters- each with their own families) have been in touch with me in recent weeks- waiting for my nod when the market turns in their favor to list the apartments they bought through me, another will be listing the initial home we discussed selling 9 years ago as soon as they can find something for one of their daughters to buy (which is a difficult situation at best)- but I have done a couple of sales with them in since Covid, and the final person in this early group- I went to her wedding last summer- and she has given me lots of referrals over the years. Treat your clients the right way- and the follow ups will take care of themselves.
