Why hasn't the home sold? Because the right person has not seen it!

There’s a common belief that certain homes just “don’t sell.” Maybe it’s because the layout is unconventional, the architecture is a little eccentric, or the finishes reflect a very specific style. In a world where buyers are often shown perfectly staged, neutral, cookie-cutter homes, anything that stands out can quickly be labeled as “hard to sell.” And when a home sits on the market for longer than expected, the assumption is that something must be wrong with it — when in reality, the only thing missing is the right buyer. Even other agents fuel this myth by referring to DOM (days on market) without investigating the property. Same as the telemarketers, the letters increase as the house stays on the market longer.

Unique homes often get unfairly overlooked because they don’t appeal to the widest possible audience — and that’s okay. The goal isn’t to appeal to everyone. It’s to connect with the someone who sees the charm in the unique features, into their creative space. These are the homes that require a different kind of marketing, a different kind of storytelling, and frankly, a different kind of patience.

I believe these homes are not unsellable; they are simply understood by few and adored by the right person. The challenge is getting that home in front of the person who’s been waiting for something exactly like it. That’s where I come in. I specialize in helping sellers who’ve been told their home is “too different” find the buyer who sees it as one-of-a-kind — not one too many.

In the case of unique homes- this is where the home as well as the agent can shine through the use of story-telling. If there is an interesting story to be told- work with a PR team to try to drum up some press interest.

Hello Margaret - even in an active seller's market, some homes for sale take longer to sell than others.   Of course, there are commonalities in marketing, but real estate continues to happen one transaction at a time.  Individual attention to a property and home seller is important to the process.

Selling unique homes is not for sissies. It demands patience, market savvy and time to find the right buyer at the right price.  If you're in a hurry, any house can sell reduced low enough. —unique homes require a different level of dedication!

Hi Margaret,
I've learned not to guess who a home will appeal to. Good marketing will attract the right buyer. I remember one listing that had over 3000 sf, 5 bedrooms, and was fully finished. I was sure it would appeal to a family. It sold fast to a middle-aged couple with no children. Go figure.

Like you point out, every home has a unique buyer. I do love to witness the passion when it is the right house. They must have it, just perfect, and it was worth the wait!  The secret is having the luxury of that time. My Job Is to Find That Right Buyer because any house will sell in any market if the price is low enough!

Hi Margaret- I firmly believe there's a buyer for every house. For some houses, it may mean a longer wait, but there will be a buyer.  There was a house in our first neighborhood in FL that looked like an awkward barn. When it went on the market, it took a while but it did sell. It was on a canal (all of the homes were) and at the end so the waterfront view was ideal.

Kathy Streib  To sell some unique homes, you do need more time on your side.  These are not quick 'list em-sell em' unless you get lucky and find that perfect buyer early on.

Margaret your post got me to thinking about a house I sold probably in my first year or two in the business.  Huge property in wonderful condition in the Country Club - but it only had 1 bedroom.  Which was very odd.  But I knew there was plenty of space to build out more bedrooms as needed by a buyer.  Low and behold that house sold the first weekend on the market....to a couple who didn't want more than one bedroom but needed a place for large parties and events they liked to host.  That was pretty interesting to me way back then.....that's when I knew there was a buyer for every home.  We just had to market it properly.
